    福岡市中央区の天神ビッグバンエリアで大型複合ビル「ONE FUKUOKA BLDG.」（通称「ワンビル」）は2025年4月24日に開業。天神地区に新たな商業・文化の拠点が誕生した。「ワンビル」は地上19階、地下4階建てで、約延床面積は約147,000㎡（44,000坪）。 福岡市の中心地である天神に新たなランドマークとして誕生し、ビル内にはオフィス、商業施設、ホテル、カンファレンスセンタが設置されています。
    【住友FJ】
    住友生命保険と福岡地所が共同事業主として開発した「天神住友生命FJビジネスセンター」は2025年6月30日に竣工し、7月7日に竣工式を迎えた。開業は9月上旬を予定する。本物件は国家戦略特区「天神ビッグバン」の一環で、地下鉄空港線「天神」駅と地下通路で駅西端と直結する立地にある。
    　高さ約113m、地上24階/地下2階で延床面積は約12,705坪、敷地面積は約853坪。オフィスフロアは最小33坪から最大383坪までフロア分割可能で、基準階には専用バルコニーを設置。2〜4階と最上階には計約1,000坪の共用空間を設け、ワークラウンジ、サウナ、ジム、屋上テラスなど多彩なウェルビーイング設備を備える。制振ダンパーを用いた付加制振構造や非常用発電によりBCPを強化し、全電力を実質再エネルギーで賄うことで低炭素化を図る。
    　本計画は1969年竣工の住友生命福岡ビルと1978年竣工の天神西通りビジネスセンター（旧称：福岡天神第一生命ビル）の2棟を一体的に建て替えたもので、老朽化したオフィスストックを刷新し、延床面積を大幅に拡大した。住友生命保険は長期安定資産を拡充しつつESG評価の向上を狙い、福岡地所は地域密着型ディベロッパーとして国際競争力の強化と多様な働き方支援を推進する。
    【天神1-7計画】
    三菱地所株式会社は、福岡市中央区天神一丁目で進めている「（仮称）天神1-7計画」の安全祈願祭を2024年5月15日に実施し、新築工事を開始。この計画は、旧イムの跡地にオフィス、ホテル、商業施設を一体化した複合ビルを建設するプロジェクトです。2022年8月には福岡市の「天神ビッグバンボーナス」に認定され、竣工は2026年12月末を予定しています。また、アメリカ・瞬間発のホテルブランド「エースホテル」が出店し、これがアジアで２施設目となります。　かつてイムズは、「情報受発信基地」をコンセプトに、文化や情報を発信する先進的商業施設として誕生しました。しかし35年が経過し、技術革新や国際化、生活スタイルの変化により、新たな役割を担う施設が必要とされたことにより、新ビルの建設となりました。
    【ヒューリック】
    明治通りと新天町に挟まれて立地していたオフィスビル「ヒューリック福岡ビル」は、2025年４月24日高級ホテルを核とした大型複合商業ビル「ヒューリックスクエア福岡天神」へと生まれ変った。建物コンセプトは「THE GATE」。天神地区への入口にふさわしい新たな賑わい拠点としての「GATE」を形成。ホテル、オフィス、商業の異なる3つの用途の積層を照明計画などで表出させ、街に印象的な景観を創出。また、地上10～19階部分には、「ザ・ゲートホテル福岡 by HULIC」が入居している。「ザ・ゲートホテル」ブランドとしては九州初出店（国内6軒目）の同ホテルは、最上階19階にホテルロビーを構え、10～18階部分に6種類・計171室の客室を備える。
    【（仮称）天神ビジネスセンター】
    天神ビッグバンの１号「天神ビジネスセンター」のとなりでは　現在、「（仮称）天神ビジネスセンター」の建設工事が進められています。当初「市役所北別館」跡地活用事業として、構想されていました。しかし、市役所北別館に加えて　隣接していた大型ビル「メディアモール天神（MMT）」と「第２明星ビル」の三つのビルを一体で再開発する形で　2022年12月に事業計画の変更を発表しました。 3つのビルの再開発となったことで、土地面積および延床面積は、最初の計画の約2.7倍に拡大したそうです。建設予定のビルは　地上18階・地下2階・高さ約88.2メートルのビル計画となり、とな​​りの天神ビジネスセンターに比べて1階分低くなりました。ビルの特徴は　内部に地下広場からつながる7層におよぶ 吹き抜け空間「アクセラリウム」が整備されることが挙げられます。 2023年10月に着工　 2026年6月の竣工を予定しています。
